Ala Moana Hotel Condo:
This building is known as a Condotel. A Hotel converted to privately owned Condominiums. The remodel was completed in 2005. The building is still be run as a Hotel, and currently managed by the Outrigger, but it is an attractive investment for those who love to spend time in Hawaii, stay in their own unit, and have it rented out the rest of the year.
All units are completely remodeled with the latest design and furnishings, featuring custom furniture with cherry wood finish and tempered glass accents, luxurious bedding, custom lighting, cabinets and marble throughout. Each suite also includes high speed Internet access, LCD flat-screen televisions, Individually controlled air-conditioning, Integrated Refrigerator and microwave/toaster oven. Some units come with a bar sink. Cook tops are not allowed per zoning regulations.
Maintenance fees include: sewer, water, electricity, basic cable, local phone service, pool, fitness center, and building maintenance.
For Investors: 180 day minimum on unit rentals not in the hotel rental pool. There is a 90 day written notice to remove your unit from the hotel rental pool. For Owners use, there is a 60 day notice (120 days from December 22 to January 5th) when requesting use of your unit either for yourself or for your guests. If you are requesting your unit in less time than the contract requires, the agreement says they will do their best to accommodate you. (This information needs to be verified in your individual rental agreement with the hotel rental program.) Since this is a Condotel, it requires a higher down payment for purchase. Normally you can expect to put down a minimum of 35% or higher. Expect to pay a slightly higher interest rate than you would on a straight condominium loan.
