The rental market in Hawaii is divided into two catagories, Short Term or Vacation Rentals and Long Term.

Short Term:
Short term rentals are defined as six months or less. Normally units in the category are listed as "Vacation Rentals.  Vacation Rental properties normally refer to a fully furnished apartment or single family home that is fully stocked with cooking equipment, sheets, towels etc. All you bring are your clothes as you would a hotel. The utilities are normally included with the rental price. Be sure to check with the agent to see if Cable TV, Internet and telephone are included. Also if the kitchen has a stove, hot plate or any type of kitchen facilities. Hawaii also charges a transiant tax that is passed from the agent to the tenant.

Long Term:
Long term rentals are defined as six months or longer. Usually Long Term leases are six to twelve months in lengh. These leases afford a small tax break for the tenant as they are not liable for the transiant tax. A long term lease can be a fully furnished apartment or home but normally it would not include the sheets, towels, dishes or cooking equipment.

RENTAL MARKET for the Investment Owner:
If you are purchasing a property to use as a short term or vacation rental, be sure the property you choose is licensed to accomodate your needs. Many building located in Waikiki fall into this catagory but each building must be looked out independently. There are limits to short term rentals in the single family home sector as well. Be sure to ask your realtor for specific rental information about each property.
